Our services are here to help your organization establish inclusive housing options right in your own backyard. Paradigm’s development team has years of experience of identifying and developing residential housing properties in the Midwest. We’re continually partnering with Disability Service Providers (DSP’s) to help them solve the affordable housing crisis for individuals with intellectual and developmental disabilities (ID/D). The consulting services we provide, begin with the simple step of getting to know your organization and better understand your participants’ housing needs. It all begins with our initial Pre-Planning meetings – all the way through the move-in day.

Phase 1

Getting To Know You

We first want to meet you and get to know your organization through our housing analysis, family surveys and partnership structure. This helps us understand your mission, operations, and the needs of the individuals / families you serve daily.

Your DSP Organization’s – Needs and Wants

Each DSP organization has its area of expertise and provides outstanding services for its ID/D participants and families. Paradigm’s expertise is in real estate planning, design / development, capitalization & construction of affordable housing.

Housing Needs / Market Research / Family Surveys

Paradigm’s Pre-Development work lays the groundwork for a successful partnership with your DSP organization and helping to properly access the housing options in your geographic area and locations that are desirable for an inclusive living community.

Our initial 90-day Pre=Development Agreement allows us to properly complete the required due diligence for the surrounding communities, working with local municipalities / counties, and understanding the needs of the families and ID/D individuals you work with.

Paradigm will present several properties in outstanding neighborhoods and communities that offer the best housing, living, socialization, jobs, transportation, and safety.

Phase 2

Real Estate Planning / Design / Architecture
  • Our in-house architects & developers create the design and layout of the project.
  • We help plan all areas for site selection, purchase contracts, due diligence, etc.
  • Safety & security, socialization, transportation, and jobs are all key factors.
Cost Analysis / Project Financing / Capital Sources
  • Structure the total project cost, and the equity & debt financing sources.
  • We help coordinate and plan your organization’s participation & financing needs.
  • Our goal is to have a majority of all residential units pre-sold prior to construction.

Phase 3

Real Estate Acquisition / Development / Construction
  • Once the property is under contract (or acquired), Paradigm will begin providing development & construction mgmt. services for the affordable housing project.
  • Paradigm / DSP partnership is formalized, and the appropriate deposits completed.
  • The real estate development and construction build-out can range from 10 months to 15 months depending on the size and scope of the project.
Affordable Housing Pre-sales / Closings / Leasing
  • Paradigm coordinates all pre-sales, escrow accounts, closings and leases.
  • This involves all Purchase & Sale Agreements, escrow/title and lease agreements.
  • Your DSP organization can own / retain a percentage of the project as well.
Property Management / HOA-Condo Association Management
  • Paradigm is committed for the long-term and coordinating all property mgmt.
  • Paradigm also implements the HOA / Condo Association Board and by-laws.
  • Your DSP organization and other providers will provide on-site services.
